The two ratios lenders care about

  • Loan to Cost (LTC) — the loan as a percentage of total project cost (purchase + build). Most development lenders cap this at 70–80%.
  • Loan to GDV — the loan as a percentage of the finished scheme's value. Typically capped at 60–65%, often 70% for experienced developers.

What this calculator simplifies

  • Interest is estimated on ~50% average drawdown — a fair proxy because funds are released in stages as the build progresses.
  • Fees here cover arrangement + exit. Real-world costs also include valuation, monitoring surveyor, broker and legal fees.
  • VAT, contingency (usually 10% on build costs) and professional fees aren't included — speak to an adviser for a full appraisal.
