The two ratios lenders care about
- Loan to Cost (LTC) — the loan as a percentage of total project cost (purchase + build). Most development lenders cap this at 70–80%.
- Loan to GDV — the loan as a percentage of the finished scheme's value. Typically capped at 60–65%, often 70% for experienced developers.
